How Much Money Airbnb Hosts Make a Year, by State

According to research, Hawaii hosts brought in more than Airbnb hosts in any other state.

If you thought renting out your property on Airbnb would only get you a little extra pocket money, you might want to look at the actual numbers.

Tipalti, an accounting software company, released data about the average annual earnings that Airbnb hosts (roughly three million of them) make around the world, and the US is at the top of the list.

With an average of $44,235 per year, US hosts flaunt the highest average annual earnings, and as of 2020, the country counted more than 2.2 million Airbnb hosts. Australian hosts (there are approximately 100,000 listings in Australia) make an average of $27,988 per year, while those renting out properties in the UK (there are roughly 560,000 of them) take in $22,196 per year on average.

However, the "richest" US hosts make well above the national average. According to Tipalti's study, Hawaii has the highest average annual host earnings in the US. There, Airbnb hosts make, on average, a whopping $73,247 per year. It's no wonder, though, that travelers are constantly booking Airbnbs in Hawaii—some of them, like the Aloha Nature Lovers cabin, have a private waterfall, while others, like the Dreamy Tropical Tree House, are surrounded by a real forest. 

In terms of ranking, Tennessee hosts follow right after, with $67,510 per year, thanks to the state's many gorgeous properties and attractions. Third place goes to Arizona, where hosts earn an average of $60,448 annually.

5. California: $54,461.00
6. Florida: $53,209.00

8. Utah: $48,568.00
9. Oregon: $42,964.00
10. Alabama: $41,937.00

However, things are a little different when looking at US cities instead of states. The US city in which hosts make the most money is located in California. We're talking about San Diego, where hosts make an average of $77,990 per year, according to the same study. While Texas doesn't even feature in the top 10 earning states listing, one of its cities is actually the second highest earner for Airbnb hosts. In Austin, hosts make an average of $72,241 per year. Rounding out the top three are Airbnb hosts in Kissimmee, Florida, who make an average of $70,539 per year from their listings.
